{"id":22480,"date":"2026-02-13T10:52:24","date_gmt":"2026-02-13T08:52:24","guid":{"rendered":"https:\/\/kti.fi\/?p=22480"},"modified":"2026-02-13T12:27:13","modified_gmt":"2026-02-13T10:27:13","slug":"kti-special-investment-funds-review-2025-summary-q4-2025-has-been-published-today","status":"publish","type":"post","link":"https:\/\/kti.fi\/en\/kti-special-investment-funds-review-2025-summary-q4-2025-has-been-published-today\/","title":{"rendered":"KTI Special Investment Funds Review 2025: Summary Q4\/2025 has been published today"},"content":{"rendered":"\n<p>The quarterly summary produced in cooperation by KTI Finland, Rakli, and companies managing special investment funds provides an overview of the market situation and development trends of special investment funds investing in real estate in Finland.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The gross asset value (GAV) of special investment funds investing in built properties and land plots declined to \u20ac9.0 billion at the end of 2025 (2024: \u20ac9.7bn), driven by property sales used to finance redemptions as well as a slight decrease in property values. <\/li>\n\n\n\n<li>In Finland\u2019s professional real estate investment market, transaction volume reached \u20ac1.9 billion in Q4. <\/li>\n\n\n\n<li>The full year volume doubled from the previous year and amounted to \u20ac4.4 billion. <\/li>\n\n\n\n<li>Special investment funds remained net sellers in the property market, representing 11% of sellers but only 2% of buyers. <\/li>\n\n\n\n<li>Their 12-month rolling total return was -0.5%, consisting of a 2 percent profit share and a -2.4 percent change in the value of fund units.
