{"id":23237,"date":"2026-08-28T14:20:14","date_gmt":"2026-08-28T11:20:14","guid":{"rendered":"https:\/\/kti.fi\/?p=23237"},"modified":"2026-08-28T14:27:26","modified_gmt":"2026-08-28T11:27:26","slug":"kti-special-investment-funds-review-2026-summary-q2-2026-has-been-published-today","status":"publish","type":"post","link":"https:\/\/kti.fi\/en\/kti-special-investment-funds-review-2026-summary-q2-2026-has-been-published-today\/","title":{"rendered":"KTI Special Investment Funds Review 2026: Summary Q2\/2026 has been published today"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><em>Published 28 August 2026<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The quarterly summary produced in cooperation by KTI Finland, Rakli, and companies managing special investment funds provides an overview of the market situation and development trends of special investment funds investing in real estate in Finland.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The aggregate gross asset value (GAV) of special investment funds investing in directly held real estate and land continued to decline in the second quarter of 2026, standing at 8.6 billion euros at the end of June, compared with 8.8 billion at the end of March 2026.<\/li>\n\n\n\n<li>The decline reflected both property disposals and a modest decrease in the market value of the funds\u2019 existing property holdings during the quarter. In addition, some funds make their income distributions in the second quarter, impacting their GAV.<\/li>\n\n\n\n<li>Transaction activity in the Finnish professional property investment market totalled 1.2 billion euros in the second quarter of 2026. Special investment funds remained net sellers, accounting for approximately 8% of total property disposals, while making no property acquisitions during the quarter.<\/li>\n\n\n\n<li>Special investment funds delivered an average total return of -1.1% in the first half of 2026.
