Return information of property investments

The KTI Index measures the total return on direct, unleveraged property investments, and is composed of two components: income return, which measures net rental income in proportion to market value, and capital growth, which measures the annual change in market values. The service includes also other indicators that explain the net income and capital growth, for instance rental levels, operational costs, occupation rates, yields, capital expenditures and market values by property sector and region.

KTI Index market information can be used for:

Residential and commercial rental information

KTI provides information for analysing rental markets, rental levels, contract terms, occupation rates and tenant turnover. Information is provided per submarket for office, retail, shopping centre, industrial and residential premises. Rents are calculated separately for all prevailing agreements and for new agreements, which have started during the previous 6 months.

Rental information can be used for:


  • measuring and monitoring the performance of leasing management
  • optimising lease terms when negotiating contracts
  • defining a strategy for leasing
  • increasing the rental cash flow
  • investment analysis and development
  • property valuations

 

Commercial rental information is based on:


  • 28,000 commercial lease agreements as of September 1, 2016
  • lease agreements situated in 41 localities and 610 submarkets
  • information of rent levels and occupation rates based on property use, location, size, age, and lease commencement
  • bi-annual update of new lease agreements (started during previous 6 months)
  • time series since 1992

 

Residential rental information is based on:


  • 84,300 residential rent agreements as of March 1, 2017 (professional, non-subsidised market)
  • bi-annual update of new lease agreements (started during previous 6 months)
  • residential lease agreements situated in 35 municipalities and 262 submarkets
  • information of rent levels and occupation rates based on apartment type, location, construction year, lease commencement
  • time series since 1992

Operational cost information

KTI provides information for managing and analysing operational costs.

Operational cost information can be used for:


  • monitoring the costs and consumption

  • optimising costs and resources used for property maintenance and operations

  • tracking market development with indices

 

Operation costs are divided to the following  groups: 1. Administration, 2. Operations and maintenance, 3. Outdoor maintenance (Roadways, parking and grounds), 4. Cleaning, 5. Heating, 6. Water and wastewater, 7. Electricity, 8. Waste management, 9. Insurance, 10. Rent (ground rent, if applicable), 11. Property tax, 12. Other maintenance costs, 13. Repairs + capital improvements.

Operational cost information is based on:


  • operational costs and consumption information on 1346 residential buildings and 627 commercial properties (office, retail, industrial and warehouse)
  • data analysed by location, size and construction year
  • time series since 2000

Transaction information service

KTI Transaction information service is an up-to-date and comprehensive analysis and information package of property transactions worth over one million euro that are made by professional operators. KTI gathers this information constantly and as widely as possible and the aim of the service is to provide the information related to property transactions in one place and analysed in different ways.

Transaction information service can be used:


  • as market information needed in property valuations and other analyses
  • to support decision-making in investment projects
  • as ready-made material for various types of presentations

 

Transaction information service is based on:


  • Property transactions worth over one million euro that are made by professional operators. KTI gathers information widely from investors, brokers, public sources and registers of the National Land Survey of Finland. The KTI database includes data of significant sales in Finland since 2001 and significant sales made by Finnish players abroad. The database includes almost 2,000 public transactions and also a large number of confidential transactions, which information is used only for calculating the volume figures.

Property development information service

KTI’s Property development information service is an up-to-date listing of significant building projects (commercial property and rental housing) and it includes new construction projects and refurbishment projects in major cities.

Property development information service can be used:


  • for finding market information needed in various analyses
  • to support decision-making in investment decisions
  • as ready-made material for various types of presentations

 

Property development information service is based on:


  • KTI gathers information on building projects widely from investors, building companies, public sources and RPT Docu Ltd.’s database. The KTI database includes information of significant building projects in Finland since 2007.

 

Property development information service is delivered in the following formats:

  • Analysis package, including summary slides of the total volume of projects per city, property type and project phase. Includes also maps of development projects in PowerPoint (in English)

Market information service

KTI Market Information Service is an up-to-date information service of the key indicators of the Finnish property market and public economy. The different sections of the service include almost 100 market variables related to property markets and the economy. Data is collected from several different information providers and updated regularly according to their publishing schedules. Market Information Service can be used in various presentations or as a basis in own analyses. The service can be also used via KTI Online. The Market Information Service is divided into the Basic part and Additional part.
